Our third collaboration with the ELA brand — and our most data-driven yet. For ELA Cotroceni Phase 1, we built a full-funnel digital engine that generated 2,100 leads, converted 144 into sales, and maintained a cost per sale of just €479 across 2 years of campaigns.

The Concept
ELA is an ambitious residential brand developing premium apartments across multiple Bucharest neighborhoods, offering future homeowners the chance to authentically connect with the lifestyle they desire. Located on Strada Sergent Nuțu Ion, ELA Cotroceni Phase 1 was the brand’s latest chapter — a development that needed to sell out within a tight commercial window.
This wasn’t our first encounter with the ELA brand. We had already partnered with the developer on ELA Victoriei and ELA Băneasa — two earlier projects that taught us the audience, refined our messaging, and built the performance infrastructure we’d deploy at scale for Cotroceni. This was our third project together, and it showed.
Our Strategic Approach
Working with ELA across three developments gave us an unfair advantage. We knew which audiences converted, which messages resonated, which channels delivered the best cost-per-lead — and we brought all of that intelligence into Cotroceni from day one.
The positioning centered on lifestyle resonance — connecting buyers emotionally with the way they’d live, not just the square meters they’d own. During the brainstorming for the ELA brand, we realized that no matter how beautiful the architecture or premium the finishes, what matters most is how people see themselves in the story of the apartment they’re about to call home. Every campaign asset was built around this insight.

Campaign Implementation
Two years of continuous optimization
ELA Cotroceni Phase 1 ran from 2020 to 2022 — a period that included a global pandemic, shifting buyer behavior, and volatile ad costs. Through it all, we maintained campaign continuity and kept optimizing. The key was our pipeline approach: we didn’t just track leads, we tracked which leads became viewings and which viewings became sales, then fed that conversion data back upstream.
This closed-loop system meant our campaigns got smarter every month. By the end, we were generating leads at €32 average cost, converting 22% to scheduled viewings, and closing 6.8% of all leads into actual sales — an exceptional rate for premium residential real estate.
